Located in Lancaster, Pennsylvania, Willow Valley is one of the nation’s largest lifecare retirement communities. Spread across nearly 200+ acres, it is comprised of two campuses, 4 communities, with more than 2,400 Residents in its 1,500 apartments, town homes and villas. Willow Valley provides adults over the age of 60 with award-winning housing accommodations, a wide array of residential services and the security that future supportive living care needs are met by an all-inclusive lifecare contract.
Willow Valley Retirement Communities is accredited by the Commission on Accreditation of Rehabilitation Facilities/Continuing Care Accreditation Commission (CARF/CCAC), and continues to maintain ‘A-‘ rating by Standard & Poor’s, and Fitch Rating Agencies.

Company History
The Willow Valley story began in 1943 with John and Florence Thomas marketing poultry and eggs in the Lancaster County Farmers markets. In 1965, the Thomas family broke ground for a 30-unit motel as a single proprietorship. In 1970, Willow Valley Associates, Inc., a Pennsylvania Corporation, was formed trading as Willow Valley Farms.
Together with others, the Thomas family began to explore a bold, innovative direction for Willow Valley ... lifecare retirement living, where people can experience the best in living accommodation with the peace of mind of financial, medical and physical security. From this idea a dream was born, and Willow Valley Manor was incorporated.
In the spring of 1984, the first Residents moved into the first lifecare retirement community, Willow Valley Manor. In the fall of 1986, the second lifecare retirement community, Willow Valley Lakes Manor, opened. Willow Valley Lakes Manor’s supportive living component, Lakeside at Willow Valley, opened in August 1988.
Another 42 acres of land were purchased in the summer of 1992 where a third retirement community, Willow Valley Manor North, would be constructed.
In the summer of 1995, the first Residents moved into The Glen at Willow Valley, Willow Valley Manor North’s supportive living component.
In 1998, Willow Valley Manor introduced Willow Gables, an 80-unit addition to the Lakes Manor community. These beautiful two-story townhomes provide an innovative option for a new generation of seniors. The first Residents of Willow Gables moved in May 1999. In June 1999, Willow Gables received the top award for overall excellence, The Fulton Award, for the 1999 Lancaster Parade of Homes.
In late 2000, 50 garden apartments were added to the Manor North Community, bringing the total number of residences to nearly 1,350. Willow Valley opened the doors of our 80,000 square feet Cultural Center in 2001, featuring a 500 seat theater, ballroom, education center, art studio, art gallery, fitness center, aquatic center, café, aerobics studio, and day spa.
In 2003, Spring Run at Willow Valley opened the doors as our fourth residential community. Spring Run added 210 more apartments to the Willow Valley family.
In 2006, Meadow Ridge opened on the Lakes Campus as a 138 unit Assisted Living Community serving the Residents of the Lakes Campus.
The National Association of Home Builders at their 2012 national conference, presented the prestigious Gold Award to Willow Valley Retirement Communities for Best Retirement Dining and Best Retirement Lifestyle.
This is the Willow Valley story, a story of dedication and hard work. A story of belief in delivering only the finest in products, services and facilities to our Residents, Team Members, and Community. Plans for Providence Park were unveiled in 2012. And the story continues...
